And I would do it again, just would have budgeted spray insulation. It is loud inside when it’s raining.

If you go bigger than versa tube miracle truss offers some options with engineering for cladding flexibility. Usually most cost effective to pick a pre-engineered building and get an engineer to do MEPs layout and structural (detail of footings or turn down slab are a must for most municipalities.
 
I got lucky, ended up finding a barn/ shop already built about 3 miles from my house. 8000 Sq ft barn with 5 sections already fully rented and one lease expiring 30 days after I purchased it. I immediately informed the 1 tenant that I wouldn't be renewing his lease and I moved my stuff in as soon as he vacated.

Even better the other tenants pay the mortgage and then some so just the down payment for me.
