This is a sweet little piece of land it has alot of road frontage on 2 different roads one is a county maintained dirt and the other is a paved road.

It has a good road system with gates and culverts, campsites, several food plots,2 hardwood drains(with acorns),small holding tank, planted pines, approximately 26 year old planted pines have been thinned once (5 years ag) for saw timber type growth, could be thinned now or in the next couple years,as a timber stand improvement type cut.

It has Deer and Turkey and small game plenty of food, cover, and water has only been hunted 7 or 8 times in the last 3 years. It has several established mineral licks which are refreshened every year.

This tract can be divided and sold off in smaller tracts from 5 acres up to 79 and anything in between and still have good road frontage it's got around 3000 foot total the paved road frontage is long and shallow(450ft-650ft) which is ideal for subdividing into home sites of 2-6 acres

Price would vary depending on how many acres and whether it was on the dirt or paved road.

price per acre would be as low as $5950 per acre on 30 or more acres dirt road front or $7950 for 10 acres paved front

Seller is highly motivated and would consider all offers and could possibly handle some owner finanicing but would have to look at it each deal seperately.

Really need to sale some of this land as soon as possible

feel free to make offers

I could even work out some owner financing but would need a good bit down to get it cleared up with my lender.

Where is it? Do you have an address? Can you provide GPS coordinates or something? How are you determining your asking price? Do you have data for recent sales of comparable property? What are the property taxes on the property?
