Looking at Buying Land; where to start?

well if you were interested in north ga mtns i have the untimate remote property..selling for a uncle of mine. its 34 ac but he will divide. fronts on the best and the most cleanest pretty creek that I have even seen. I own 20 ac very near his since 1992.. if you saw it and the area you would have what i would call a land orgasam..the property joins the USFS on the back side witch is 20 thousand ac..that joins another 95,000 ac of usfs ..has a very nice fast flowing spring in the center of the tract. the creek orgins in the head of the valley so no houses above or below..full of native trout.big wide fast flowing waters for miles. there is deer turkey wild hogs at times and black bear.the big spring flows off the usfs as well.. up there you can drink right from the springs as long as you get it from the source....I grew up in the mtns..know every inch. used to sell real estate back in the day..i looked for something like that for years for myself before i found it.I can tell you flat out there is nothing else like it..not even in the smokies. big trees hugh waterfalls on the way in..very few private property owners..the whole area is surrounded by the USFS..it lays good with many building sites.the area has no power but we have managed just fine. we run everything on propane and some solar. we have a generator as well..you can have cell service internet and sat TV..only 4 cabins in the entire area and only one full time couple.all the few property owners are very nice folks. nothing ever comes up for sale there.this has never been on the market and is not listed with a realtor..wish i had the extra cash to grab it. its not for everyone but if you want the untimate get away pm me for more info.

Your inbox is full so I'll just reply here before I forget. The budget I told you is still the right ballpark. I think 10 acres would be plenty but more is better. It really depends on the land. A pond would be great, but it sure seems to add a premium to the price. Thanks for the tips!

There are so many variables it is really tough to search. The hunt is fun anyway though.

Yep, you'll find something. NOTHING is as valuable in the land search as knowing exactly what you want... having a little bit of patience... and most importantly being ready willing and able to pull the trigger when it pops up! Happy hunting...
 
wow cant believe the amount of interest..my uncle is old school. he just said if i had folks interested to let them look..see what part and how much ac they wanted and he would give a price..he would sell it all or in parts..as I have told a few others..you could look for 100 years and never find anything like it.its not for everyone but it is the ultimate get a way.
 
I've been looking at property in Wyoming. Location is the key there as well. Some property can be purchased for less than $300.00 an acre and some runs $3,000.00 an acre. I'm looking for ~100 acres that adjoins public or park lands out there. I've found several 40 acre subdivision tracts on ranches but I'm not a subdivision guy at all. I want out in the middle of nowhere but not out in the desert. Looking for a second/vacation/getaway home. RUSTIC is the key word-no public utilities, no neighbors and NO DANG PHONES! I used to spend a couple of weeks hunting on horseback from a base camp out there years ago. Other than the funky smell of BO it was some of the best times in my life. I just wish I had the opportunity to buy something out there back then. I would have probably stayed! You all are right about one thing check every detail such as water and mineral rights-the last thing you want is some mining company representative showing up and telling you you've got 90 days to clear off the property!
