Long story short. The house we bought in 2003 has deteriorated. What met our need then, we outgrew, and needs fixing now.

The house has a series of issues that will need to be addressed when the house is empty.

Re-pipe and re-plumb, squirrel elimination and repair/prevent them from reentering the house. The house will need roof and foundation repairs. The central heating and cooling system including the distribution system under the house needs updating/replacement. There is some remodeling that needs to be done and a couple places where the floor is rotting through.

I am in the process of inheriting an unknown amount of money. We are currently shopping for our next home. We are looking at this house as a money pit. Do we sell it as a loss? Do we bulldoze the structures and sell it as a vacant property? or do we hire someone to bring it up to sellable?

The 'comps' in the neighborhood max out at 200k. Part of the problem is we have not been very successful at getting contractors out to fix things so far.

We really need someone who has the experience and connections to properly estimate the project and get the contractors out to do the work, Or the knowledge and experience to advise us to sell it at a loss.
