Build bigger than you think you will use. I'd do a bathroom inside(just leave the door open to keep finger prints away) with hot/cold water, a toilet and a shower if space allows. HVAC would be kick@$$ but a ol woodstove and a couple window units will get you by. Ceiling tall enough for a lift. And a garage door opener

Well since I live in a neighborhood, it's not really an option. Which is another point, the next house will NOT be in a neighborhood.

Pfft, I never let that stop me when I lived in a neighborhood.
