Price for a lease

What is a reasonable price for a club on the river in Pulaski county? It's less than 300 acres and was select cut about 5 years ago. It does have a pretty good road system. Looking at Google Maps, it looks like it was a pretty aggressive cut. I realize without seeing the land it's hard to give an exact figure, but what's a good starting point or range? I've always been in hunting clubs that were leased for awesome prices, so I don't really know what's normal.

I pay 3300 bucks for 230 acres but it was on a bid system when we got it and it was less than a mile from the house so you can say we pay for it being close.

Anything more than $2.50 an acre is ridiculous to me, but thankfully I have family property to hunt so I don't have to deal with that BS.

The going rate is 8-11 dollars per acre for good quality property
