Fixing a leaking brick chimney

I had a problem with leaks around my chimney for years. Caulked everything even put on a beautiful metal roof. Just couldn't find the where the water was getting in. Finally realized that if I sprayed and brushed common floor tile sealer on the brick it did the trick. Haven't had a hint of a problem in 3 years. Sometimes the "duh" why didn't think of that sooner system works. Cheap and easy.

That’s basically what the chimney sweep was gonna do. I priced some silicone based breathable brick treatment. Fairly inexpensive but I could never find a warrantied product over 5-10 years. I just figured I’d side it and be done with it for a couple of hundred dollars more

No leaks after the recent storms! Been chisling away at some thinset this weekend. Only the deer survive. Gonna do a German shmear with white thinset so it’ll all blend in.
