I have a few gun/pawn shops I know of that don't carry precious metals often, however they do take them in from time to time and when they do, they sell them at spot. That is usually where I end up buying. I have no interest in paying premiums.
Besides an intro price from dealers, I have never been able to buy metals at spot, and haven't seen one for silver in several years. I did score a 1 oz gold eagle at spot last year, but even gold is few and far between deals like that.
Generally the only time I have been able to buy at spot...
Over 100 million houses short caused by a decade of underbuilding had created massive amounts of equity causing a massive amount of cash buyers or at least tiny mortgage buyers.
Every house in my neighborhood that has been sold in the last year has been a cash purchase and not a single one...
At current rates I am finding I bonds very tempting. What is holding me back is backed by the "full faith and credit of the United States Government," and to be honest, I don't fully trust the US Government to remain solvent.
I understand that. They extra money that is getting dumped on houses is due to the extra equity in previously owned properties whose values rose quickly due to a lack of supply. We have been underbuilding something like 10 million units per year since 2008 and a few years ago that really...
I don't know if you have tried getting a mortgage recently, but as someone who has gotten two in the last three years I can tell you that there is no "easy money." With an 800+ credit score, 15 years employment, zero debt, and 70,000 down just qualifying for a 200,000 mortgage was a very...
That’s because those houses are USDA eligible rural properties. That program is 40+ years old and had nothing to do with 2007/2008.
Our first house was purchased USDA. Zero money down and zero PMI. It’s a great program if you can qualify.
It’s delusional to think people should be able to buy a house when just starting out. I was 31 years old before I ever had my first mortgage. Took years of saving and planning to get into my first home ownership experience.
Why does everyone expect it to be so much easier for young people today?
@Laxguy59 is my favorite lawyer (if there is such a thing) and is a long time ODT member as well. I know he does personal injury and some criminal defense. I am not sure he does estates and trust law, but I would be willing to bet he could point you in the right direction.
