    I think I replied too hastily, meaning that as an agent and Broker of Record, of course I don’t want to be involved in anything unethical. I don’t recommend or condone someone outright lying about their offer, but I do agree with you about going by the books and laying all offers on the table...

    I’ve had clients do this. I don’t consider it unethical really, because buyers are free to change their mind whether they want to pay cash or finance. The problem is meeting the escrow timeline. The quickest I’m seeing financing take place and get approval is about ten days give or take...

    Yep, I had clients from California buy a house last fall in Eagles Landing country Club area. Site unseen, and only saw pictures. We had to beat out 17 other offers. We got it by going 50 k over ask and removing all contingencies. And they were happy to do it. Crazy times we are living in.
