    Welcome to the OTD! Crap guns at crap prices! Crazy how used junk is twice the price of new on a lot of items. But, hang tough buttercup, sometimes there is something worth having at a decent price. Most of those are from folks with a few dozen (or more) good feedbacks though..........

    1031's are a pain in the you know what. This exception is mostly used on moving large chunks around in the commercial realm. Quite the workload for a single family house.

    Yea, ask @KSouth about that.... Don't forget, Mortgage rates are over 5% now, and will continue to climb as the Feds keep bumping up rates. 30 year fixed and 10/6 ARM have flirted with 7%.
